What is a home inspection?

A home inspection is a visual examination of the components and systems of a home. It includes a top to bottom, in and out check from an unbiased source, namely me. When I inspect a home for you, I will be giving it a physical check-up. When problems are found, I may recommend further evaluation and repair by a qualified professional.

What will my home inspection include?

My home inspection service begins with an approximately 3-hour walk through of the entire home. I welcome my client and one or both real estate agents to join me. I’ll take the time to explain my procedures and answer any questions that come up.

Why do I need a home inspection?

A home inspection will help you understand the overall general condition of the home and property. It is important for you to know as much about the home as possible. I will point out things needing attention, saftey issues and give you tips on maintenance to help you keep the home in good shape. After you spend time with me during the inspection you will know much more about the house.

Should I hire a professional home inspector, or can I do it myself?

I guess you could do it yourself, but do you have the in depth and concentrated training that I do? Also, with a home purchase many mortgage companies will require that the property be inspected by a qualified and licensed Illinois home inspector.

Can a house fail an inspection?

A home inspection is not about passing or failing. A home inspection is simply an examination and report about the condition of the systems and components of the home on that particular day. I simply inspect and provide you with information and recommendations. What you decide to do with the information is between you and any other interested parties.

When do I call for a home inspection?

If you are buying a home, you can call me right after you sign a contract or purchase agreement. I will make myself available to you as soon as possible. Before you sign a contract, check with your agent about any inspection clause that might be in the contract.

You can also call me if you are a seller to catch any issues before putting your house on the market.

Do I have to be there for the inspection?

It is not necessary for you to be there during the home inspection but I do need a signed contract before I begin. I do recommend that you stay and follow me around. I will be able to point many things out to you directly and explain them on the spot. There will still be a written report but the value of communication in person is hard to beat. You will be able to observe me and ask questions directly. You will learn about the condition of the home, how its systems work, and how to maintain it. Being there in person will also help you understand the written report much easier.

What if the inspection report reveals problems?

There is no perfect house and I can almost guarantee you I will find some things in need of repair. If a purchase is involved, this does not mean you should not buy the house. When problems are found, it gives you an idea of what to expect. Many times the results of the inspection can result in an adjustment of the sale price so the inspection fee is usually money well spent.
